01How is the rent increase calculated?+

For residential and roofed workplace leases, the increase generally cannot exceed the twelve-month average change in CPI for the renewed lease period.

02Is there one rent increase rate for all of 2026?+

No. TÜİK publishes a new reference every month. The current Haziran 2026 reference is 32.03%

03Can next month's rent be calculated exactly today?+

No. If the applicable release has not yet been published, the calculator can only provide an estimate based on today's reference.

04Does the temporary 25% cap still apply?+

No. The temporary residential cap ended on 2 July 2024; the general framework in Article 344 applies.

05What changes after five years?+

Comparable rents, the condition of the property, CPI and equity may all become relevant.
